Outline details of the works for Housing Maintenance Team (HMT) are as follows;
Asbestos Bulk sample analysis to supplement the HMT in house UKAS accredited lab estimated at being 460 samples per year. 4 Stage Air Clearance Certification and attendance following removal of ACM carried out by HTM licensed contractor, current level of activity is 272 jobs per year. Typical examples will include textured coatings and AIB soffits. Management surveys and reports to HSG264 to communal areas and domestic dwellings, surveys for domestic dwellings are estimated at 218 per year. Surveys to Communal areas are approximately 10 per year. Refurbishment/Demolition surveys and reports to HSG264 to various locations to enable a programme of major refurbishments and redevelopments, estimated at 385 per year. Targeted refurbishment surveys and reports to HSG264, estimated at 150 per year. Water Absorption Testing estimated at 200 per year. A provision for out of hours/emergency works will be required.
Outline details of the works for Corporate Landlord Services are as follows;
Refurbishment/Demolition Surveys to HSG264 to corporate buildings estimated at 40 per year. Asbestos Management Surveys in accordance with HSG264, estimated at 10 per year. Re inspection of previously identified Asbestos containing material to various locations estimated at 145 per year. Consultancy surveying service estimated at 145 hours per year. Preparation of specifications and other tender documentation, including appraising returns estimated at 10 hours per year. Asbestos Bulk sample analysis estimated at being 85 samples per year. Smoke tests and/or visual Integrity check estimated at 20 per year. Asbestos Air Monitoring Tests in line with HSG248 at 25 per year. 4 stage certification for reoccupation at 5 per year and statements of cleanliness at 15 per year following removal of ACM. Provide Asbestos awareness training to Customers and Council staff at council’s premises estimated at 4 each year. Asbestos Consultancy for exceptional work outside the scope of the items listed above at 10 hours each year. A provision for out of hours/emergency works will be required.
NB. The Contractor may also be required to carry out works for other Directorates within the Council. Any such requests will be in writing in accordance with the terms and conditions of the contract and the contract Schedule of Rates will apply to such works.
