The Group wishes to procure the services of a contractor to provide a day to day maintenance and repair service for our Thames Gateway Region (East London, Essex, Woolwich, Kidbrook and Kent). The service includes (but not exhaustively) day to day responsive repairs including all emergency call out works arising during normal working hours; all out of hours emergency work; void property works; and to operate a customer call centre 24hrs / day, 365 days per year.
Contract – The resultant contract for this requirement will be for a potential 10 year period (5 plus 5 years). The initial term contract will be for 5 years, and will contain break clauses for the Group and provider. The contract will also contain the option for a further five year extension period by agreement.
Pricing Changes – The contract will be costed through an Agreed Maximum Price (AMP) system. Further details are available within the PQQ document. It should be noted that the Group reserves the right at its absolute discretion to revert to a Schedule of Rates payment methodology at any time, and/or this contract may convert to a fixed price financial model at some stage and options for development into a Joint Venture Agreement will be considered during the lifespan of the contract.
Requirement Changes (Volumes and Area) – The Group may amend the number of properties within the Contract package and also retain the option to add additional geographical areas into the Contract packages or establish additional or alternative Contract packages (e.g. undertake work in other Group regions).

Provision of a a day to day maintenance and repair service across our Thames Gateway Region (includes East London, Essex, Woolwich, Kidbrook and Kent). Covers approximately 9 000 Day to Day jobs per annum and 270 Voids repair works per annum across 3 427 properties. Our units vary in type from Listed Buildings (houses) to modern high rise residential blocks. See PQQ document for more details.

Description of these options: 1) Renewal – The resultant contract for this requirement will be for a potential 10 year period (5 plus 5 years).
