SHW5b – Day to Day Repairs Contract 2015-2018 Sandwell MBC is seeking expressions of interest for our tender SHW 5b Day to Day Repairs contract. The work comprises of building works to maintain and restore council housing properties on a day-to-day basis. Contractors shall undertake repairs and maintenance work to tenanted properties, in order to raise the dwelling to an acceptable standard of fit and finish. All orders shall be pre-inspected and valued by Sandwell MBC Surveyors and remuneration will be via Release 6 of the National Housing Federation Schedule of Rates plus or minus a tendered percentage adjustment. Typically work will include building and renovation operations. Trades generally required are carpenters and bricklayers; however on occasion’s plasterers, painters and decorators, labourers, glaziers, roofers, ground-workers, electricians and gas engineers may be required. However, this list is not exhaustive. The project excludes major works of refurbishment, re-roofing, external redecoration and programmed maintenance, all of which are covered by separate agreements unless instructed or directed otherwise Properties covered by this contract are within the Metropolitan Borough of Sandwell and consist of municipal housing. This varies in age from thirty to one hundred and fifty years, of both traditional and system built construction and of low, medium and high rise. The properties covered by this tender include approximately 29,000 domestic dwellings, commercial buildings, schools and public buildings and the work categories specified in this tender will supplement and support the existing Sandwell MBC directly employed workforce to achieve the target completion dates. The contract is to be divided between 2 contractors on a North/South geographical split of the Borough. The approximate annual spend is £600,000 (net of VAT), to be divided between 2 contractors.
