Description of the contract
Norfolk Learning Disabilities Service is seeking a partly furnished property for 3 young men aged between 18 and 22 years. The property should be located in the East Norfolk area and meet the requirements detailed in the Property Specification. The three tenants have learning disabilities, autism and epilepsy. They all have communication difficulties and behaviour that challenges services. They are active and physically able young men. There will be high levels of staffing at the property to support the tenants. The requirement is for a spacious four bedroom bungalow which is adapted to meet the needs of people with challenging behaviour. We would anticipate that a property would be bought on the open market and adapted to meet the required service specification. We would also be happy to consider any properties/land for new build, which you may currently own, which would be suitable for adaptation to meet the specification. The successful provider will be expected to make all arrangements necessary to gain any planning permissions needed to meet the above requirements, including meeting any costs associated with gaining these permissions. Norfolk County Council’s funding for the property will be in the form of a one off capital funding payment. In return Norfolk County Council will be seeking 100% nomination rights on the property for the duration of the contract. The funding would be subject to Norfolk County Council being provided with information regarding your organisation’s contribution to the scheme and to total capital costs of the project overall. No further funding will be paid by Norfolk County Council. The Housing Provider will charge rent, payable by the tenants.
