Islington Council is committed to making Islington a fairer place to live and work and providing an efficient repairs and maintenance service to its residents is a Housing priority. Islington Council invites suitable expressions of interest from experienced contractors to undertake Electrical Repairs and Maintenance works including out of hours cover for emergency works in support of the Council’s in-house teams. The repairs service aims to demonstrate a positive impact on our residents’ health and well-being by maintaining properties which are safe and fit for purpose.

II.2)Quantity or scope of the contract

II.2.1)Total quantity or scope:

The service will include basic repairs, improvements, maintenance or minor adaptations and the ability to respond to urgent matters including out of hours emergencies.
Examples of work which may be carried out under the proposed Electrical Repairs and Maintenance agreements include but not limited to:
Installing and maintaining lighting in communal areas
Maintaining door entry systems
Repairing faulty lights on stairs or landings
Maintaining digital aerials
Renewing and maintaining safe electrical wiring and circuits
Repairing/replacing fire, smoke and heat detectors
Repairing and renewing faulty estate lighting
Replacing/maintaining conduits around buildings
Installing, repairing and maintaining communal fuse boards
For the purpose of the Electrical Repairs and Maintenance package the borough will be divided into two geographical areas: north and south.
2 (two) successful bidders (contractors) will each be appointed a primary area: 1 (one) to the north and 1 (one) to the south. Each contractor will also become the standby contractor for the other area.
Each of the 2 (two) appointed contractors will be allocated work within their primary area. However, if they do not commence work within the agreed time period, refuse or are unable to commence the work it may be given to the other contractor.
To ensure all residents and leaseholders receive an equal service and price the areas assigned may need to be rotated.

The contract will be procured using the Restricted Procedure. The Restricted Procedure means the procurement process will be conducted in two stages.
