The project to be tendered comprises of the Refurbishment works at One Puddle Dock EC4V 3DS. One Puddle Dock has been developed over time with an unclear overall long term strategy in mind. An opportunity has been identified to make improvements to the existing building, particularly in the office areas and utilisation of the ground floor. These improvements should focus on the main drivers behind this opportunity which are:
— to refurbish the office accommodation to enable full possession and utilisation,
— realising the full opportunity from the Retail opportunities within the ground floor.

The Works comprise the refurbishment of the whole of the building including the creation of retail spaces within the ground floor. The works will include a number of improvements which shall include:
— The removal of all hazardous materials currently located within the site;
— Complete strip out of the existing installations and mechanical and electrical services;
— The creation of 3 new Retail units within the Ground Floor and mezzanine;
— The part CAT A and B refurbishment of the 1st to 6th Floors to provide working facilities for Circa 580 Network Rail staff;— The part shell and core refurbishment of the 1st to 6th Floors floor for commercial let;

— The Provision of additional toilet facilities to comply with current standards;
— The creation of a reception area within the Ground Floor area;
— Creation of an external plaza;
— To achieve BREEAM excellent rating;
— eplacement of the existing glazing installations;
— Generally to enhance the working environment.
As detailed within the Pre-Qualification Questionnaire documentation, the Works will either be tendered on a single or 2-stage procurement route which will lead to a Design and Build Contract. Network Rail will seek assurance around the Stage 1 costs and outturn cost and may implement a guaranteed maximum price. The works must be completed on site by March 2016.
