The University of Leeds requires a Main Contractor to design, procure, construct, commission and handover the refurbishment of the Leeds University Union building.

The proposed scheme comprises of 11 000 m2 GIA over 5 floors, including lower basement level on a split level site. The original building was completed circa 1937, and has been extended and refurbished many times in the intervening period.

The Union Building is located in the heart of the campus, between University House and the Stage Leeds. The works comprise of a full refurbishment of the Riley Smith Hall, Raven Theatre, Mine Bar, Pulse Bar, the Lounge and Common Room, and retail area including the formation of a four storey atrium utilising an existing light well and the construction of a new south entrance structure.
In addition the backlog maintenance for the rest of the building replacing M&E plant and equipment and distribution systems will also be undertaken.
Planning approval was applied for in May 2015 and, with a first stage tender issue date of end August 2015 we anticipate a start on site date in March 2016, following completion of the full tender process and a six week mobilisation period. An 18 month construction period has been allocated to allow handover to the University in September/October 2017.
The Student Union will remain operational throughout the refurbishment works, with spaces being close during dedicated works. This will require a detailed phasing plan of the works involved.
Some areas of the backlog maintenance will need intensive periods of works during quiet times in the Union calendar to replace lighting and ceilings or switchboards and plant.
