Valuation Services – Asset Valuations

Description of the goods or services required

Argyll and Bute Council wish to appointment an external consultant to provide Valuation Services – Asset Valuations.

Appendix 3, Sheet 1, details the assets for which Argyll and Bute Council is seeking RICS ‘Red Book’ and IFRS compliant asset valuations. The valuations are listed under the headings;

-5 Year Cycle

-Investment Properties

-Assets Held for Sale

The valuation basis for these assets is listed on the spreadsheet and comprises Fair Value (Market Value) and Fair Value – Existing Use.

The requirement is to provide;

-An RICS ‘Red Book’ and IFRS compliant asset valuation.

-A separate value for the land on which the asset sits.

-An estimate of the original life of the asset.

-An estimate of the remaining life of the asset

The Council is seeking a quote for the provision of the asset valuations on Appendix 3, Sheet 1 listed under the headings; 5 Year Cycle, Investment Properties and Assets Held for Sale on the undernoted basis;

The successful tenderer will be required to complete the valuations by Friday 13th March 2015.

Plans are available for the offices and the former school. The remaining property subjects are relatively small and plans are generally not available.

Where plans are provided a few check sizes are required to be taken to double check the accuracy of the plan and the valuation comments should note the plan was checked and is confirmed as being accurate.

Where no plans have been provided and a measurement is required for the valuation the RICS Code of Measuring Practice (6th Edition) must be adhered to.

Access to the properties can be arranged through the Council’s Estates Service.
