Innovation Centre – budgeted at £4.5M including construction and all fees, excluding VAT.
This development will create a new purpose built Innovation Centre that will be occupied by high growth companies with a focus on those in the Advanced Technology field. It will house companies of varying size, occupying space from a few sq. m to several hundred sq. m. The project will make a significant contribution to the growth of the businesses and to the local economy by providing a supportive and flexible environment for companies to grow and develop.
A range of support services will be made available and interactions with the University will be encouraged as part of this process. A critical aspect is creating a dynamic and vibrant community among the tenant companies and this will make the provision and operation of shared areas of particular importance. We have identified a need for a new building of approximately 3066 sq. m GIFA. Our initial review of vision, design concepts and brief is within the documentation appended to the online PQQ documentation.
Our procurement strategy is the single stage design and build process whereby we will seek to enter into contract with the preferred bidder at RIBA stage C+, please note that the build cost is not to exceed £1500 per sq. m ex VAT, confirmation of which will be defined within the contract documents. Further details of our procurement strategy are included in the online PQQ supporting documentation.
Our draft and outline programme start sate is early Oct 2014 with completion by early Sept 2015, but this may be subject to change.
