Lot No: 1Lot title: Edward Boyle Library — Refurbishment
1)Short description
The proposed scheme comprises of 11 000 m² GIA over 6 floors, including lower ground floor level. The original library building was completed in 1975, and was extended in the mid-1990’s. It is located in the heart of the campus, and borders the Student Union and Social Sciences buildings, among others.
The works comprise of a full refurbishment of the study areas, full replacement of M&E plant and equipment, replacement of roof covering, installation of secondary glazing and some alterations to windows and glazing.
Planning approval and Listed Building Consent will be applied for in November 2014, with a tender issue date of mid-February 2015. We anticipate a start on site date of 29.6.2016, following a 6 week mobilisation period. An 18 month construction period has been allocated to allow handover to the University in December 2016.
The library will remain operational during Term 2015/16, with study spaces decanted into the Extension and lower ground floor.

1)Short description
The proposed scheme comprises of 10 000 m² GIA over 5 floors, including lower basement level on a split level site. The original building was completed circa 1930, and has been extended and refurbished many times in the intervening period.
It is located in the heart of the campus, and borders the Edward Boyle Library and is between University House and Stage Leeds. The works comprise of a full refurbishment of the Riley Smith Hall, Raven Theatre, Mine Bar, Pulse Bar, the Lounge and Common Room with the backlog maintenance for the rest of the building replacing M&E plant and equipment and distribution systems.
Planning approval will be applied for in November 2014, with a tender issue date of mid-February 2015. We anticipate a start on site date in mid June 2015, following a six week mobilisation period. An 18 month construction period has been allocated to allow handover to the University in December 2016.
The Student Union will remain operational throughout the refurbishment works, with spaces being close during dedicated works.
Some areas of the backlog maintenance will need intensive periods of works during quiet times in the Union calendar to replace lighting and ceilings or switchboards and plant.
