Description of the goods or services requiredThe project comprises the extensive refurbishment of timber framed social housing, the housing being constructed circa 1948. The client has previous knowledge of this type of work and has commenced initial work on the project, the data, information, sketch plans and survey will be provided to the Building Surveyor to continue the project through the various remaining stages to completion. The client will specify the standard that is to be applied to the various components that comprise each house, the Building Surveyor is to determine how these requirements will be met. The estimated cost of the works is £2.1m. The Building Surveyor will commence the project from RIBA Plan of Work Stage 3 ‘Developed Design’ to Stage 7 ‘In Use’ inclusive of all stages in between and utilising the information provided by the client to design and determine the most cost effective and efficient method of progressing and completing the works to fully comply with the brief and specification stipulated by the client. Organising all client meetings in conjunction with Aberdeenshire Council’s Principal Building Surveyor (North), attending, managing and organising all progress meetings throughout the term of the contract. The Building Surveyor will be required to attend site on at least a weekly basis. Planning Permission is required as the external finish to the houses will be different to existing, the client will specify the finish. The works require extensive removal of major structural elements to each house. Building Warrant approval is required for the sequence in how these elements will be removed and the temporary structural support required during the progress of the works. No other element of the works is subject to the Building Standards. The tender for the project will be issued by Aberdeenshire Council by means of Public Contracts Scotland and will be a single stage tender process. The tender to include all the properties that comprise the project. Included in all the upgrades that each house will be subject too are the replacement of the sanitary ware and the kitchen units. These upgrades will be in line with Aberdeenshire Council’s Social Housing stock improvement programme, the kitchen layout to each house has to accommodate the tenant’s white goods and the tenant has the opportunity to choose kitchen unit finishes. The Building Surveyor will interview each tenant determine the kitchen layout and required finish to the kitchen units. At that time take account of any other tenant requirements that may affect each completed house. The Building Surveyor will report to Aberdeenshire Council’s Principal Building Surveyor (North ) on a monthly basis.
