The works contract include:
— Construction of 79 Social Rented (affordable) units including 24 1-bed units, 35 2-bed units, 18 3-bed units and 2 4-bed units.
— Construction of 36 Intermediate (affordable) units including 10 1-bed units, 24 2-bed units, 2 3-bed units.
— External enhancement works to the 101 existing units at Lemsford, Therfield and Kelshall Court.
— Construction of circa 629 m2 of commercial space.

The London Borough of Hackney seeks to award a single contract to a developer/contractor (or consortium for the construction of new mixed tenure housing and external enhancement of existing affordable housing for Phase 1 of the Kings Crescent regeneration as described below:
Development Zone 1: external enhancement works to existing buildings at 1-31 Lemsford Court and to construct a new mixed tenure residential block containing 132 homes (affordable and private for sale units as set out in II.1.5)) and 579m2 GIFA commercial use on the ground floor.

Development Zone 2 and Development Zone 3: Demolish the existing 1-20 Kelshall Court, external enhancement works to existing units at 21-37 Kelshall Court and 1-53 Therfield Court and to construct 2 new mixed tenure residential blocks containing 141 homes (affordable and private for sale units as set out in II.1.5)) and a commercial unit of 50 m2 on the ground floor of the new block at Kelshall court.

Public Realm Works (site-wide): this includes landscaped courtyards, roads, open green and paved areas and children’s playground.
Infrastructure Works (site-wide): as necessary, this may include diversion of gas services together with the construction of new electricity substations and provision of water attenuation/SUDS measures.
The rented and intermediate homes will be retained by the Council. The developer/contractor will be required to purchase the land earmarked for housing for sale.
The estimate value of the contract below, only relates to the “works contract”, as set out in section II.1.5).
