The City of London is procuring the appointment of 2 contracts to be awarded under separate lots for the provision of minor works for building fabric and M&E works respectively. The value of individual works orders will be limited to no more than 250 000 GBP per order. Expenditure over the last 3 full financial years for minor works across the scope of both lots has increased from around 4 000 000 GBP to over 6 000 000 GBP per annum. Future annual spend may vary further.
The City occupies and operates accommodation that exceeds over 800 properties.
Accommodation includes corporate office, school, housing, police, income generating investment property, market and commercial, theatre and concert hall provisions, some of which are listed, and other individual property assets associated with City open spaces and built environment at locations across the wider London region.

Based on previous experience (without any guarantee as to future demand) much of the building fabric work has consisted of general internal refurbishment and thus trades such as carpentry, plumbing, decorations, floor finishes etc. are commonly used with a limited amount of mechanical and electrical / making good. Excavations, concrete works, below ground drainage and glazing have only been infrequently called upon.
Annual level of spend is likely to vary and based on historical data can be estimated to be in a range 3 700 000 GBP to 4 600 000 GBP per annum.

— Wet heating system refurbishment/replacement;
— Domestic hot and cold water systems refurbishment/replacement;
— Chiller replacement;
— VRF/VRV unit/system replacement;
— AHU/FCU refurbishment/replacement;
— HVAC system controls and other BMS works;
— Lighting and small power systems replacement;
— External lighting system replacement;
— Fire/smoke detection/alarm system replacement;
— CCTV system replacement;
— Access control/intruder alarm system replacement.
Annual level of spend is likely to vary and based on historical data can be estimated to be in a range 2 700 000 GBP to 3 400 000 GBP per annum.
