Boscobel House – Conservation Repairs (rev1) Ref: C102144/001 Contract Notice: English Heritage requires a single contractor to carry out a phased schedule of works in relation to conservation repairs at Boscobel House. The overall budget of these works is c.£190k over the life of the contract and subject to continued funding. Please note that from 1st April 2015 The Historic Buildings and Monuments Commission (trading as English Heritage) is to be split into two separate organisations. A new charity will be set up to manage the National Heritage Collection. The charity will retain the name English Heritage, but will be an entirely new organisation. The remainder of English Heritage (which provides planning and conservation services and advice) will operate under the new name of Historic England, but will remain as the same legal entity. As Boscobel House forms part of the National Heritage Collection, this contract will need to be novated across to the new charity with effect from 1st April 2015 Background In 2013, defective cement based render was removed from the south-east and south-west elevations at Boscobel House exposing defects to the structural timber frame and brick infill panels. The building is currently scaffolded with winter protection in place which will remain for use of access during the works. English Heritage now plans to undertake a phased programme of works to include: Phase 1: Structural repairs to historic timber frame, brick infill panels and chimney stack. Phase 2: Repairs to roof tiles, replacement of lead flashings and rainwater goods. Phase 3:Re-rendering and decoration of the south-east and south-west elevations. Phase 4: Internal repairs to windows, historic plasterwork and reinstatement of historic timber panelling. Phase 1 of this project has been confirmed with a budget estimate of £55,000 and will be undertaken by the end of this current financial year 14/15. Contractors will be requested to submit tenders for all Phases with Two, Three and Four anticipated to be carried out in the subsequent financial year, 2015/2016. Contractors should note that although the contract award will be for the entire works, any further phases will be subject to funding availability & Contractor’s satisfactory performance on any previous phases. The basis of the Contract is the JCT intermediate form of contract 2011. Your attention is drawn to the fact that under this contract the client may require visitor engagement activities to be undertaken by the Main Contractor during Phase 2 and/or 3 of the project: Visitor ‘Tour and Talks’ of the site lead by the contractor and/or weekend open days. These activities are linked to the performance of the contract and fully incorporated into the tender documents, with descriptions of the activities to be undertaken in the Preliminaries and Schedule of Works, to be priced as part of the tender. Contractors wishing to Tender for this entire requirement should be made aware that, due to restricted timescales, there will be a short mobilisation period and must be available to commence Phase 1 works within the month of January 2015.
