Description of the contract

Shropshire Council own and maintain approximately 4200 homes over a large geographical area. These properties are primarily within Oswestry, Bridgnorth and surrounding districts. This contract will form part of the Planned Maintenance Decent Homes improvement programme and will initially include the following works: 1) Domestic Electrical rewiring and associated builders work in the Councils tenanted Housing. The client may also take up the option of incorporating the following works once their existing contracts expire. 2) Cyclical Periodic Electrical Testing and resulting remedial works. 3) Remedial works including detectors and consumer units. It is envisaged that the contract will be let on a measured term basis and depending upon the successful Contractor’s performance, may run for a maximum duration of four years. It is expected that the value of the first years work will be in the region of £700,000. The value of any future years work will be dependent upon the results of Shropshire Councils on going stock condition surveys and the budgets available for electrical works. Contractors who are selected to progress to the tender stage must be able to demonstrate a proven track record in the management of large scale term maintenance electrical programmes within the Social Housing Sector and also their ability to minimise disruption to our Tenants whilst working within occupied properties. Shropshire Council is looking to appoint a contractor who is experienced in delivering fast paced measured term work and who ideally employ Electricians and multi-skilled workforce, having the ability to carry out electrical works in domestic housing. It must be stressed that Shropshire Council’s housing stock is spread over a very large geographical area and work will not necessarily be done on a street by street basis. Therefore, the successful Contractor, will need to demonstrate how this will be achieved, identifying local offices and storage facilities which will be used to manage and service the works during the contract duration. For your information Shropshire Councils Landlords services will shortly become a new organisation (ALMO) but the stock will still be owned by Shropshire Council. This contract will be let or transferred to the new organisation at the appropriate stage during the setting up of the new organisation.
