The works will involve the refurbishment of The Falkner Eggington Hall of Residence site which comprises 2 distinct groups of 2 and 3 storey buildings configured to create loose internal courts. There are a total of 50 three storey and 23 two storey buildings configured in random fashion currently providing 571 study bedrooms with associated toilet, shower, kitchen and dining facilities. Additionally there are 4 sub warden flats. All blocks have gas fired boilers for heating and hot water.
The two storey blocks are to be refurbished as per their existing layout and the three storeys blocks are to be refurbished and reconfigured at the loss of one bedroom in order to improve kitchen, living and dining space on the first floor.
1 % by number is to be adapted as accessible rooms together with the refurbishment of 4 sub warden flats. The works are to include the replacement of all room furniture, fixtures and fittings.
The project also includes the construction of a new social hub including launderette, refurbishment of the existing Reception and Games Room plus the provision of bicycle and bin storage facilities.
The project will also include works to improve the external environment so as to improve the movement around site and the student experience and in so doing will give special attention to recreational and social activities.
Programme start date is early November 2012 with completion of approximately half of the student bedrooms by August 2013, with an option to extend the contract following satisfactory completion, to cover the remainder with a start date of 1.9.2013 with completion by August 2014. The estimated works total is circa 9 000 000 GBP excluding VAT and this will include general refurbishment, associated furniture, electrical and mechanical work.
