General Maintenance Term Contract – Cowal

Description of the goods or services required

Description: General reactive and planned maintenance work of several trades comprising Builder, Joiner, Rot works, Roofing Works, Plaster Works, Floor wall and ceiling Finishings, Decoration, Electrical, Plumbing, Heating distribution and emitters to small installations, Emergency Lighting , as carried out to the properties listed in Appendix A (Specifically excluded are: Gas Services/ Boilers, legionella, CCTV Installations, Lift Installations, Mechanical Ventilation, Sound systems, Working with Asbestos, Bat ecology, IT Services and Time clock systems, Swimming pool plant, Generators, Sprinkler systems, Door access control, Intruder alarms, Fire alarm installations, TV Video and Telecom, Heating distribution and emitters to commercial installations .)

Larger: Reactive Maintenance/Capital Works/Planned Maintenance works: This contract may also cover alteration and improvement works to a maximum value of £25,000.00 for any single order. The inclusion of such works shall be at the clients discretion and no guarantee of any value of capital works is given or implied within the contract. Quotes for such work shall be requested by the Client and provided by the Contractor. No guarantee is given that the quotes provided will be accepted or instructed. The Client may request a breakdown of any quote showing costs, overheads and profit. Quotes must be all inclusive and complete the works in there entirety.

All works carried out under this contract must be fit for purpose.

Location: All properties on Appendix A.

Scope of the Works: The scope of work comprised in any order or in the whole contract cannot be predetermined and no undertaking is given regarding continuity or overall value of works and the contractor must allow in his Tender for all intermittent or abnormal workload.

The appropriate anticipated value of Works to be carried out under the Contract inserted in the Contract Particulars is for guidance only.

The Contractor shall permit the Contract Administrator at any time to execute or employ other persons to execute other works on site, whether or not in connection with the Works. The Contractor shall give reasonable facilities for these works. Other contractors may be working at the same Sites and in such cases the Contractor may be required to work in close co-operation with them or attend on time.

Additional Information

Responses should be submitted in an electronic format via the ‘post-box’ on the Public Contracts Scotland website (guidance attached). No other method will be accepted.

In order to overcome file size difficulties we request that tender submissions are completed in ‘Word’ or similar. Attachments to the response, if any, should be compiled into one zip file. Please include a list of supporting documents in the comments field.

Please note that submitted individual documents/zip files must be less than 10Mb in size and if greater it will be rejected and will not be added to the submission. The post-box will accept a maximum of 3 documents/zip files

Tender documents issued by Argyll and Bute Council are private and confidential and must not be passed on to a third party without the express consent of the Council.

It is the sole responsibility of the submitting company to deliver their response as specified.
