Description of the contract

The contract type proposed for the works is a JCT Intermediate Building Contract 2005. The proposed works include strip out of existing heating and cooling plant and installation of new central heating and comfort cooling systems as described below. The works shall be carried out with the building in occupation by the existing tenants so the majority of the works will be out of normal working hours and shall not interrupt the day to day operation of the building occupants. All works shall be phased to allow for the existing building to remain operational during the works. Scope of Works: Strip Out The contractor shall isolate and remove the existing chiller, associated controls and pipework connections to the air handling plant. The contractor shall strip out the existing boilers, associated pumps, controls and strip pipework back to a suitable point. All circulation pumps shall be removed. The existing perimeter heating within the offices shall be isolated with the pipework in the floor void drained down and capped off at the main riser. The existing heating pipework within the core areas shall be retained and reused where possible. All other existing redundant plant shall be isolated removed. Modifications of Existing Systems Modify the existing supply and extract ventilation plant from Variable Air Volume (VAV) to provide fresh air requirement only. Isolate and modify the existing terminal VAV units within the floor voids to provide fresh air only via existing floor grilles. The existing Building Management System (BMS) serving the plant shall be modified to suit the installation of the new plant. Installation of New Systems The contractor shall supply, install, test and commission a new Variable Refrigerant Flow (VRF) Heat Recovery Air Conditioning System to serve office areas within the ground to fourth floor. The system shall be capable of providing independent heating or cooling irrespective of the other indoor units. A new independent VRF system shall be installed to each floor with tenants controls on each floor. Individual room controllers shall be provided to all existing cellular offices. A master landlords control facility shall be installed that is capable of controlling all units. Each system shall be independently sub-metered from the local tenants distribution board on the associated floor. The contractor shall supply, install, test and commission a new gas fired condensing boiler installation and associated equipment, pipework and controls to provide heating to the core areas and AHU heater battery. The contractor shall install a new distribution board on each office floor to serve the VRF system. The contractor shall install all necessary electrical services to allow for the installations of the new mechanical plant. All new systems shall be provided with Operation and Maintenance Manuals with an on-site demonstration to site management/maintenance staff as part of the system handover.
