Provision of Insurance Cover and Claims Management for an ‘All Risks’ Property Owners Policy including Liability and Terrorism for the Merseyside Pension Fund.
CB Richard Ellis (Managing Agents) and Marsh Limited (Brokers) are acting on behalf of Wirral Borough Council as administering Authority for the Merseyside Pension Fund.
CB Richard Ellis (Managing Agents) and Marsh Limited (Brokers) take ownership of the insurance administration including renewals, mid term alterations, the billing of tenants and the handling of claims, on behalf of the Merseyside Pension Fund.
For the purpose of the insurance cover we are seeking a strong and stable insurer able to offer a competitive premium and a tailored ‘All Risks’ property owners wording.
The basic insurance cover will need to include:
— property owners building insurance,
— business interruption including loss of rent and service charge,
— property owners liability.
The insurance policy will be expected to include (but not excluded to) the following cover details:
— 50 % inflationary uplift in buildings reinstatement values,
— 100 % inflationary uplift in respect of rent and service charge values,
— automatic capital additions (offices and retail shops up to 25 000 000 GBP, all other,
— occupations 2 500 000 GBP),
— property inadvertently uninsured (offices and retail shops up to 25 000 000 GBP, all other occupations 2 500 000 GBP),
— third party failure to insure (offices and retail shops up to 25 000 000 GBP, all other occupations 2 500 000 GBP),
— loss minimisation and prevention expenditure (up to 50 000 GBP per claim),
— loss adjustment expenses (up to 75 000 GBP per claim, 225 000 GBP all claims in the period),
— property damage arising from pollution,
— contract works cover for refurbishment works.
To be short-listed to the second stage of this tender process, it is a mandatory requirement that tenderers must meet the minimum Standard & Poor’s rating of A minus, or equivalent. Insurers must also be authorised by the UK Financial Services Authority.
