The contracting authorities are seeking expressions of interest from tenderers with suitable experience who may be interested in submitting a tender for the provision of lead architectural consultancy services (design team) for a proposed research centre and social enterprise hotel at the Beechwood Campus in Inverness.
Both contracting authorities have agreed that they would wish to appoint the same design team for two separate projects that constitute the University of the Highlands and Islands’ research facility and Calbyn’s social enterprise hotel. The view is that the one design team will bring homogeneity of the design approach and outputs to both of these important projects in what will be a significant part of the Beechwood Campus development. This is not to suggest that there is an expectation that the design outputs will be of a similar nature per se but will reflect an integrated approach and continuum of design that relates to each development and their immediate surroundings.
The design team, although procured in a single process, will be contracted by each contracting authority separately. In both cases the design team will move from the recently completed RIBA plan of work stage C, through to stage D, with an option to extend to stage E and a further extension to stage L. There is an expectation that following the appointment of the successful tenderer, that they will then run further competitions for the appointment of additional consultants to provide structural, civil, mechanical, electrical, fire engineering and acoustic services where appropriate. Each of the competitions will closely involve the contracting authorities in the process and the outcome will be determined by the contracting authorities, supported by the successful tenderer.

The university’s project includes research accommodation for itself of 1 750 m² gross; research accommodation for SRUC of 625 m² gross; and accommodation for 2 GP practices of 1 400 m² gross. The research accommodation is largely desk based accommodation and will be designed to encourage and facilitate interdisciplinary research. This is currently anticipated to be a 12million UKP project with associated external works, landscaping and public art exhibition space.
The Calbyn project is to provide a 4 star high quality 120 bedroom hotel located on a fantastic site at the head of the entrance boulevard within the new Beechwood Campus, which will overcome disadvantage and change lives for good through innovative learning.
