— carry out a suitable and sufficient Legionella risk assessment to approx. 766 properties over 2 year cycles to identify and assess potential sources of exposure and introduce a course of action to prevent or control any risk identified,
— provide an action plan with all recommended remedial actions along with time-scales for works to be completed and an overall risk rating for the property,
— take outlet and storage temperatures from domestic water systems,
— take photographs to illustrate any defects or areas of concern such as dead legs, tanks, pipework etc.,
— carry out an assessment of staffing procedures,
— provide a statement of risk for each property,
— provide schematic drawings of the water systems in place for complex properties such as sheltered schemes, large supported properties and offices,
— report any emergencies or issues which need to be addressed as a priority,
— the consultant must be flexible and committed to use the chosen software package to improve data transfer between the client and consultant.

— Carrying Out Quarterly Inspections.
The consultants will be expected to carry out various tasks during the inspections, some of which are detailed below:
— inspect shower spray heads and flexible hoses. Descale and disinfect as required ensuring thorough immersion,
— take hot and cold outlet temperature. (Communal/shared facilities and guest rooms) to each location i.e. kitchen sink, WHB and communal calorifier and record on temperature sheet,
— take sentinel hot and cold outlet temperatures to communal system and record,
— undertake an inspection, check temperature, drain down, clean and disinfect as necessary Cold water storage tank,
— undertake an inspection, check temperature, drain down, clean and disinfect as necessary Calorifier/cylinder,
— check TMV temperature, clean filters and set TMV temperature, within communal areas and flats,
— take photographs to illustrate any defects or areas of concern such as faulty Thermostatic mixing valves (TMVs),
— the contractor will be required to use the chosen software package to improve data transfer between the client and contractor.
