Description of the contract

The Royal Parks manages eight of London’s Royal Parks – St James’s Park, The Green Park, Hyde Park, Kensington Gardens, The Regent’s Park (& Primrose Hill), Greenwich Park, Richmond Park and Bushy Park. It is also responsible for a number of other areas including Brompton Cemetery, Victoria Tower Gardens and Grosvenor Square Gardens. The Royal Parks is an executive agency of the Department for Culture, Media and Sport. The Chief Executive supported by the Senior Management Team, is responsible for the day to day management of the Royal Parks and is accountable to the Secretary of State for Culture, Media and Sport. The Royal Parks’ inherent purpose is to conserve and improve the fabric of the Parks including their building and structures, to improve the presentation, safety and enjoyment of the Parks for the benefit of visitors and through its conservation policies to contribute to London’s biodiversity. The Royal Parks are seeking expressions of interest from Property Management and Letting Agents wishing to tender for a contract to provide management and letting services on a range of lodge properties within the Royal Parks. The contract will be for 3 years with an option to break after 12 months. The properties that will be included are the lodges currently within the Better Buildings Portfolio when their current tenancies end and additional lodges that get added to the portfolio. All the properties are situated within the Royal Parks. The Parks designations include one Grade 2 and seven Grade 1 listed Heritage Landscapes. Richmond Park is also an internationally recognised nature reserve and Site of Special Scientific Interest. Some of the lodges are also listed buildings. The Supplier will be required to provide management and letting services for the lodges within the Better Buildings Project and provide additional advice on rental values and the marketability of properties. The Supplier will be responsible for managing their tenants in agreement to the Licence terms and conditions granted by Royal Parks for the occupancy and to report on a regular basis on the status of the properties. The Supplier needs to have a good knowledge of management and letting of residential property within unique environments of the Royal Parks.
