The City of Westminster College intends to appoint a Contractor for the maintenance of the Mechanical & Electrical systems and plant (excluding lifts) at its new Paddington Green facility. The new 220 500 sqft building was completed in December 2010. It includes ground to sixth floor plus a basement within a reinforced concrete frame over piled foundations. External aspect is 50 % floor to ceiling glazing, 50 % thermo/acoustic panelling. Internal finishes comprise of demountable acoustic partition, dressed concrete and glazed walls. Raise access flooring throughout with exception of ground floor workshops over floated concrete slab.
Features are fresh air cooling and heating via swirl diffusers in plenum flooring controlled by 17 AHU’s. Trench heating to curtain walls, CHP as lead boiler backed up by three gas boilers. Simmtronic lighting controls, detection led lighting control with radio switched overrides. Rainwater harvesting through green roof technology. Atmospherically controlled ETPFE cushion atrium roof with louvered smoke venting to Atrium. Diesel fuelled back-up generator for eight hours to building life support systems. Diesel fuelled Sprinkler pumps. Extract ventilation to WC’s, workshops and fume cupboards. Radiant panel heating to two workshops. 9 number IT pods constructed of timber frame and glazing with fan coil units providing cooling. Large kitchen/dining area on third floor, small coffee shop to ground floor.
Security is provided by extensive CCTV system with 101 cameras including six to external areas. Access control system with semi-smart card control. Speed gates at ground floor level.
The college building stands in its own grounds with a service road to the east elevation controlled by semi-automatic barrier and hailing post. The building is approximately north to south orientated with most of the Air handling units and chillers and plant on the roof.
