The Employer wishes to appoint a Principal Contractor (PC) whose team will comprise, but not necessarily be limited to, all necessary design disciplines, planning and building control specialists and all necessary subcontractors, to take the Employer’s brief and design and construct a Turnkey technical resource building for RAL Space achieving BIM Level 2 as a minimum and compliance with Government Soft Landing procedures. The PC and all major subcontractors will be prepared to work on an Open Book financial basis to produce a Firm Lump Sum for the project within a previously agreed Guaranteed Maximum Price. The ability to work collaboratively is absolutely essential and short listed companies will be expected to be capable of demonstrating a track record in this regard. The project comprises 2no linked blocks with an overall 12 metre internal storey height. The Clean Room Block will predominately house Clean Rooms at Ground and part First Floor Level and incorporating cranage facilities at both Levels. There is an internal high level plant area. The lift and one staircase link to the two storey Laboratory Block which includes all common facilities. A single storey Services Building to be constructed to the rear of the Clean Room Block. A new link and perimeter road with additional parking with associated hard & soft landscaping will be required. The contractor is encouraged to incorporate sustainability and carbon reduction technologies, and to achieve a BREEAM excellent rating. Should funding be made available there is the possibility of further extensions to this new facility. All applicants must be familiar with the latest Government briefings on BIM and Soft Landings.
