Northumbria University invites invites expressions of interest from suitably qualified and experienced companies for the provision of a total facilities management service, both hard and soft, across its new build student accommodation facility located in the city of Gateshead’s town centre in north east England. Further information will be provided to parties expressing an interest via the University’s procurement portal.
Trinity Square covers approximately 30,765 m2 of student accomodation (993 bedrooms) together with a central hub building which is located on a landscaped podium above retail premises. There are 5 blocks of accomodation in total. A full list of the services to be included is given in more detail in the tender documents which will be available electronically on the University’s procurement portal from the date stated below.

Mechanical and Electrical Maintenance
This will comprise planned preventative and reactive maintenance of all defined equipment and fixed building assets in accordance with industry standard and SFG-20 (including all statutory maintenance, inspection and testing). Services will include but will not be limited to the following:

General Fabric Building Maintenance
There will be a requirement to undertake reactive and planned general building maintenance (including out of hours response and repair) and in accordance with landlord requirements to ensure lease obligations are discharged. Fabric maintenance will include but will not be limited to the following:
— Doors and associated hardware (handles, locks, hinges, closures)

— Walls, partitions and ceiling repairs and re-decoration

— Cleaning and Janitorial Services- General accommodation cleaning, including glazing and washroom and laundry services (summer conference and turnover services as required)
— Waste Disposal Services – Removal of general and hazardous waste
— Reception & Security Services – Out of hours manned reception and security services
— Retail vending- chilled drinks, snacks and confectionery
— Winter Maintenance – Gritting and snow and ice clearance
— Pest Control – preventative and reactive
