Sandwell MBC Neighbourhoods Directorate is responsible for the management upkeep and repair of properties owned by Sandwell MBC. We are looking to enter into a Term Contract to undertake the necessary building works to maintain and restore council housing when vacated by outgoing tenants and any resultant post tenancy repair works in the Borough of Sandwell on a geographical split.
The Contract EXCLUDES major works of refurbishment, re-roofing, external redecoration & programmed maintenance, which are all covered by separate agreements however the contract may include whole component replacement where appropriate.
The Contract will be on a Supply & Fix basis, based upon the NHF National Housing Federation Schedule of Rates version 6 plus or minus a tendered percentage adjustment, however to encourage standardisation and to ensure compatibility with existing specifications, award holders will have the opportunity to purchase materials via Sandwell MBC’s own stores, at pre agreement prices which will be distributed with the Contract documents.
Typically work will include building and renovation operations. Trades generally required are carpenters, plumbers, bricklayers, plasterers, painters and decorators, labourers, glaziers, roofers, ground-workers, electricians and gas engineers. However, this list is not exhaustive.
Properties covered by this contract are within the Metropolitan Borough of Sandwell and consist of municipal housing. This varies in age from thirty to one hundred and fifty years, of both traditional and system built construction and of low, medium and high rise. The properties covered by this tender include approximately 29,000 domestic dwellings and the work categories specified in this tender will supplement and support the existing Sandwell MBC directly employed workforce to achieve the target completion dates.

Information and formalities necessary for evaluating if the requirements are met: Applicants shall prove to the Council that they are of sufficient stature and have sufficient financial standing to perform the requirements of the Contract.
The Council will obtain an independent financial report for all private limited or public limited companies that have registered trading accounts with Companies House from ICC Information Ltd, a business information service provider, who undertake assessments of trading accounts that were registered at Companies House.
Where appropriate and if necessary (in the event of a applicant not having registered trading accounts with Companies House), the Council will consider copies of audited statements of accounts relating to the applicant covering the 3 previous financial years of the applicant, taking into consideration the overall turnover of the applicant in respect of the services which are of similar type to the subject matter of this Contract.
